New York Aquarium – Rehabilitation & Flood Mitigation

OVERVIEW
Having completed a damage assessment in an earlier Federal Emergency Management Agency (FEMA) report, Langan was retained to complete permitting and construction documentation phase services for New York Aquarium’s (NYA) restoration efforts. Design services included repair and replacement of damaged site and building features and improvements to bring the NYA infrastructure up to current code. We also provided mitigation services to prevent similar flood-related damages in the future. Langan’s scope included coordination with the architect and design team to document the FEMA-approved scope of work throughout the 14-acre site.

New York Botanical Garden – Native Plant Garden

OVERVIEW
The Native Plant Garden at New York Botanical Garden is an inviting space that educates visitors on the diversity, ecology, and horticultural benefits of native plants. The garden features a series of cascading ponds with a mechanical water-recirculation system, a filtration wetland, and several acres of native planting. Langan performed a geotechnical subsurface investigation to assist with the foundation design of the water feature and the perimeter elevated walkways. We also provided grading and drainage design focused on capturing stormwater runoff water in the ponds, while providing an adequate overflow conveyance for larger storm events. The project is aiming for certification through the Sustainable Site Initiative program. To help achieve this certification, Langan provided an innovative stormwater management design to improve water quality and retain rainwater for irrigation use and the ponds.

Hudson Yards Redevelopment

OVERVIEW
This major New York City rezoning and redevelopment, led by Related/Oxford, under the joint guidance of New York City, the Metropolitan Transportation Authority, Hudson Yards Development Corporation, and New York State, is reinventing the once barren west side of Midtown Manhattan. Upon full completion, the site will include more than 18 million square feet of commercial, retail, and residential towers, 14 acres of open park space, a cultural venue, a public school, and a luxury hotel all built over active rail yards.

US Federal Courthouse

OVERVIEW
As part of the design-build team for this seven-story federal courthouse, Langan performed a geotechnical investigation of the sub-surface conditions at the site. Our geotechnical report led to technically feasible and cost-effective foundations and floor slab alternatives.

Bushwick Inlet Park

OVERVIEW
Langan performed multidisciplinary services for the revitalization of a 5-acre lot on the Greenpoint-Williamsburg waterfront. The multi-faceted public park includes a two-story building structure topped by a sloped green roof.  The middle of the site contains a soccer field and the west portion of the site contains landscaped and waterfront walkways.

The High Line

OVERVIEW
The project involved the transformation of an abandoned, elevated railroad structure into a popular public park. Stretching 1.5 miles on Manhattan's west side, the park helped spur residential and commercial development in the West Chelsea neighborhood and is a popular tourist attraction. Langan's site/civil group assisted with the design and permitting of three plazas associated with the High Line, and obtained DEP drainage plan permits to connect drains for the project areas and at street level for the length of the structure. Our environmental team provided remediation design and oversight for the section of the park between West 17th Street and West 18th Street.

Tuxedo Reserve Master Plan

OVERVIEW
Tuxedo Reserve is a planned integrated development of a 2,400-acre site located in the southeastern corner of Orange County, New York.  Langan was retained to undertake all land development engineering of the site for construction of the multi-use development, which includes 1,500 residential units as well as over 30,000 SF of light industrial office commercial building.

Franklin D. Roosevelt Four Freedoms Park

OVERVIEW
Designed by renowned architect Louis Kahn, the 4.5-acre park and plaza sits at Roosevelt Island's southernmost point. The site is immediately across the East River from the United Nations, and features a landscaped open garden and plaza area for passive public enjoyment, promenade along the river, forecourt, sculpture court and front plaza overlooking the river with views of Manhattan, Queens and Brooklyn.

Maple Moor Golf Course Improvements

OVERVIEW
Once part of the Griffen family farm established in 1879, the Maple Moor Golf Course was named after the abundance of maple trees on the property. The 18-hole golf course, which opened to the public in 1927, includes practice greens and a clubhouse/catering facility across 140 acres. Langan evaluated conditions and provided recommendations for the golf course improvement project, including fairway realignments and rerouting of cart paths to enhance overall circulation.

Bronx Zoo – Children’s Zoo

OVERVIEW
Langan was retained to complete State Environmental Quality Review Act (SEQR) Environmental Assessments for over 100 projects planned at the Bronx Zoo, including improvements and upgrades to the existing 1.7-acre Children's Zoo. As part of the SEQR process, Langan completed a Coastal Consistency Assessment that evaluated the projects' consistency with New York City's Waterfront Revitalization Program and New York State's Coastal Zone Management Program.

Westchester Financial Center

OVERVIEW
The Westchester Financial Center consists of approximately 309,000 SF of existing Class A office space in downtown White Plains. Langan worked closely with the owner and architect to re-imagine this site in a much more pedestrian-friendly way. The main concept was to pull nature back into the concrete-heavy character of White Plains by incorporating ecological design. With this in mind, the streetscapes and 3-tier interior rooftop courtyards were designed using our concept of the Southern Taconic Ecological Precinct, or S.T.E.P. This unique design infuses the multi-level pedestrian space with an educational landscape that includes native species in varying layers of the local, southern New York landscape while creating an interactive outdoor office and café to enhance the office experience.

VIA 57 West

OVERVIEW
Regarded as a cross between Copenhagen-style residential courtyards and a New York City skyscraper, this mixed-use, 38-story residential building in Midtown West includes 709 residential units and ground floor retail space. A massive outdoor courtyard, cut into the center of the building, adds to the structure's unique pyramid-like shape. Langan performed extensive geotechnical and site/civil work including design of a bioswale; in addition, Langan produced a Stormwater Pollution Prevention Plan.

St. Patrick’s Cathedral Restoration

OVERVIEW
St. Patrick’s Cathedral publicly announced its restoration in 2012 after years of pollution critically deteriorated both the interior and exterior. Langan performed 3D laser scans of the façade, sanctuary, and attic spaces to document the conditions and model the building’s unique layout. This highly detailed data saved the project team time and money, and the deliverables were regularly compared to the base survey to maintain accuracy.

New York City Police Academy

OVERVIEW
Langan is providing site/civil, geotechnical, environmental, natural resource, and survey services for this new 35-acre facility that will serve recruits, civilians, and in-service police. The project, which is expected to earn LEED certification, consolidates many of NYPD's existing training facilities currently spread throughout New York City. Langan played a major role in the replacement of existing tidal gates, which are critical in maintaining water levels and allowing water from the channel to flow through to Flushing Bay.

OVERVIEW
Langan provided site/civil and geotechnical engineering services for the new Gateway Center, the first ever LEED Gold certified structure in New York's Westchester County. Oosten Condominium (429 Kent Avenue)

OVERVIEW
Langan provided multiple design and construction administration services for this new eight-story, 500,000-GSF condominium that encompasses an entire block along the South Williamsburg waterfront. Langan's landscape design services included designs for ground level planting and three levels of rooftop amenity space. Our environmental engineers established a Remedial Action Plan (RAP) and Construction Health and Safety Plan (CHASP) to remediate approximately 95,000 SF of property. Langan's geotechnical staff completed a subsurface investigation, seismic evaluations, and provided recommendations for foundation design and construction. Site/civil engineering services included full engineering sets from schematic to final bid documents.

Bronx Terminal Market

OVERVIEW
Adjacent to the Harlem River and immediately south of Yankee Stadium, the redevelopment of the 18-acre portion of the Bronx Terminal Market included demolition of several of existing buildings, and development of approximately one million square feet of new retail, restaurant and neighborhood services, structured parking for 2,800 vehicles, and a 250-unit hotel.

Fordham University Law School – Upper West Side Campus

OVERVIEW
The new Fordham University Law School is part of Fordham's 15-year master plan expansion for its Upper West Side campus. A 22-story tower is expected to house up to 430 undergraduate students and the nine-story lower level will house lecture halls, library and conference spaces with the remaining upper stories housing dormitory and mechanical spaces. Langan provided a variety of services and made recommendations for limiting the effects of vibrations and movements of adjacent structures during construction.

Westchester County Airport Hangar D-1

OVERVIEW
Langan investigated environmental issues associated with leasing 26,000 SF of hangar and office space at the Westchester County Airport to house their corporate jet fleet. The hangar was formerly leased by Mobil Oil Corporation during which time spent solvents leaked into the ground beneath the hangar floor from a drum storage area.
